The Buying Process & Timeline
There are two paths. If you want to move quickly, choose one of our move-in-ready homes. If you prefer to customize, you will select your manufacturer, floor plan, and lot, then visit our showroom to choose every finish. If you choose a move-in-ready new home, you could be settling in within as little as two weeks. A fully custom-built home typically takes around three months from the time you finalize your selections to move-in day.
Our available pre-owned homes are move-in ready, so there is no waiting period for construction or customization. Once the paperwork is complete and financing is in place, you could be settling in very quickly.

Cost, Financing & Qualification
New home pricing generally starts at $185,000, depending on the size and features you choose. With both new and pre-owned homes available, there are options to fit a range of budgets without sacrificing quality or style.
Monthly lot rent is $625. It covers community maintenance and access to all community amenities, including the pool, fitness center, game room, clubhouse, and playground.
No. All of our amenities are included with your lot rent.
Yes. For new homes, Boulder Ridge works with multiple lenders that specialize in manufactured home financing, and the process is handled in-house — going through us gives buyers access to the most competitive rates available. Most lenders look for a credit score of 580 or above, though some programs accommodate lower scores. Because we work with several lending options, there is a good chance we can connect you with a path that works for your situation.
Pre-qualification can often be completed within 24 to 48 hours. Once you are pre-qualified you will have a clear picture of your budget and can move forward with choosing the right home.
